Our Business 

vengo.co.uk is a trading style of Signature Search Ltd. Signature Search Ltd are mortgage brokers and are regulated by the Financial Conduct Authority (FCA), registration number 942695. You can check this on the FCA’s website www.fca.org.uk/register or by contacting the FCA on 0800 111 6768. The FCA is the independent watchdog that regulates financial services. Use this disclosure document to decide if our services are right for you.  It explains the service we offer and how you will pay for it. 

vengo.co.uk loan application system is powered by iBrokr Ltd (company number 16242339). iBrokr Ltd is a loan application software that collects loan information and personal information, before assessing your financial circumstances and borrowing needs to match you with the most competitive lenders and loan products for your property finance requirements.

Mortgage Services

Signature Search Ltd services and permitted business include arranging mortgages from a comprehensive range of mortgage products from Lenders across the market, but not deals that you can only obtain by going direct to a Lender.

Types of cases from our customers that we consider are: 1-  Commercial and Development Finance, 2- Bridging Finance, 3- Refurbishment Finance

You will not receive any advice or recommendation from us. We may ask some questions to narrow down the selection of products that we will provide details on. You will then need to make your own choice about how to proceed. 

Fees

  • In addition to any fees we charge, we may receive commission from the lender and you have the right to request details of any commission payments we may receive. Any commission we receive may vary depending on the lender / product chosen.  
  • We may charge a fee of £500 (commitment fee) that is payable at the outset and the broker fee payable on receiving the offer. The Broker Fee is 1% of the finance offered by the lender less the £500 commitment fee. 

Mortgage/Loan – Application processing Stage: 

You can start your application online using our platform that is powered by iBrokr Ltd. iBrokr Ltd is a loan application software that collects loan information and personal information. We can provide guidance throughout the completion of your application. 

Once submitted, our system will assess your financial circumstances and borrowing needs to match you with the most competitive lenders and loan products for your property finance requirements.

  • You’ll be able to view personalised, full lender offers directly on your dashboard, including loan terms such as rates, amounts, and associated costs.
  • Once you’ve selected a preferred lender, we’ll confirm a Decision in Principle (DIP) from that lender. This confirms that, subject to satisfactory documentation and valuation, they are willing to lend on the terms given.

We (Signature Search Ltd) collect the following information using iBrokr’s loan application system 

Personal details:

  • Full name, date of birth, residential address history, nationality, and contact details (e.g. email address, phone number)

Employment and financial information:

  • Employment status, income, business details (if self-employed), bank statements, expenditure, existing financial commitments, credit history, and details of any County Court Judgments (CCJs) or defaults. 

Property and loan information:

  • Property address, value, purchase price, renovation or development costs, planning permission details, and your funding requirements (e.g. loan amount, term, intended use). 

Identification and verification documents:

  • Copies of ID documents (passport or driving licence), proof of address, company documents (if applicable), and other compliance-related materials.

Other individuals’ information (where relevant):

  • Details of joint applicants, guarantors, shareholders, or directors involved in the transaction.

Why we collect this information

We collect and use your information to:

  • Process and assess your application
  • Match your enquiry with suitable lenders
  • Enable lenders to carry out underwriting, credit checks, and risk assessments
  • Communicate with you about your application and lender decisions
  • Fulfil legal and regulatory obligations, including fraud prevention and anti-money laundering
  • Improve our services and maintain internal records

Where we get this information from

We obtain your information directly from you or anyone authorised to act on your behalf. This includes:

  • Information provided when you fill out our online application
  • Documents or details sent via email, phone, or uploaded to our platform
  • Conversations with your broker
  • Details given during follow-up communications or clarifications
  • Information sourced from publicly available registers (e.g. Companies House or the Land Registry), where required

How we collect this information

We collect your information in the following ways:

  • When you complete our application form online
  • When you email, call, or message us with supporting documents or further details
  • When you speak with your broker
  • When you use features of our website or customer dashboard
  • When third parties (such as brokers, co-applicants, or professional advisers) provide details on your behalf

By submitting your application or sharing your information with us, you consent to us sharing your information with our panel of lenders. Each lender will use the information to carry out their own underwriting processes, which may include credit searches and affordability checks.

Mortgage/Loan – Processing stage: 

In order to provide our services, assess your application, and connect you with suitable lenders, we may need to share your information with a number of trusted third parties. We only share the information necessary for them to perform their function, and we require that they handle your data securely and in line with relevant data protection laws.

Lenders and funding partners

We share your information with lenders and finance providers on our panel so they can review your application, conduct underwriting, carry out credit checks, and determine whether they are able to offer you a loan. Each lender acts as a separate data controller and may contact you directly to complete their own due diligence or request additional documentation.

Service providers

We use a number of trusted service providers to help us deliver our services efficiently. These may include:

  • iBrokr Ltd loan application system 
  • Cloud hosting and IT infrastructure providers
  • CRM and communications platforms
  • Document collection and e-signature tools
  • Identity verification and anti-fraud services
  • Professional advisers such as legal, compliance, or audit partners

These providers act as data processors and are contractually obligated to keep your data secure and only use it in line with our instructions.

Regulatory and legal bodies

We may share your information with regulators, law enforcement agencies, or other authorities where we are required to do so under law, regulation, or legal process for example, in connection with fraud prevention, anti-money laundering, or safeguarding activities.

Professional representatives

Where you have authorised a third party (such as a broker, solicitor, accountant, or financial adviser) to act on your behalf, we may share your information with them as needed to progress your application and ensure accurate communication across all parties.

Business transfers

In the unlikely event that either Signature Search Ltd or iBrokr Ltd undergo a merger, acquisition, or asset sale, your personal information may be transferred as part of that transaction. We will ensure that the receiving party respects your data rights and continues to handle your information in accordance with this privacy policy.

  • Once a lender’s formal offer has been accepted, we’ll check it to ensure all details are correct. At this point, our offer fee becomes payable (as per the fee schedule shown earlier).
  • If needed, we can help you meet any offer conditions (e.g. property insurance).
  • We will share the offer with your legal representative and liaise with them to keep your transaction on track.
  • Should any changes be required – such as adjustments to the loan amount or property value – we’ll coordinate those with the lender.
  • We will continue to support you and monitor the application until completion of your purchase or refinance.

Please note it is important to plan your financial costs to obtain any sort of finance. Generally, you may expect to pay:

  • Lender arrangement Fees (Depending on the product chosen – you will find this on your ESIS doc or Offer)
  • Valuation Fee (Will be confirmed by the lender)
  • Lender administrative fee (Some lenders take upfront admin fee to submit an application)
  • Legal costs (for both yourself and lender’s solicitors)
  • Broker Fee (As mentioned above in this document)

Terms and Conditions

Instruction to proceed

Please sign this document to confirm you would like to proceed with our services. Where we provide details on a product from a lender who wishes to deal directly with you or you chose yourself to deal directly with a lender we have also provided details on, our fees as detailed on page one still apply. Where speed is required, we will consider accepting your verbal instructions to proceed and in this circumstance you understand that instructing us to proceed is your acceptance of these terms and conditions. 

Payment of fees

Payment can be made via online transfer. 

We reserve the right to charge interest at the rate of 8% per annum for any amounts due to us which remain unpaid after the due date. 

Refund of Fees

On receiving a commitment fee and not being able to provide you with a decision in principle, you will be entitled to a full refund of £500 less £250 admin fee. 

However, where 

  • Full and complete information had not been provided at the outset; or
  • Incorrect information was provided; or
  • Important information not declared; leading to either a decline of DIP or not being able to provide any option. 

We cannot apply a refund. 

The Broker fee paid on offer is non-refundable. 

Restrictions and Jurisdiction

Please be aware that the FCA does not regulate all the mortgages and property finance we are able to arrange. Where they do fall under regulation we will notify you of that fact.  We are committed however to providing the same high standards even when dealing with your requirements for non-regulated products. This agreement will be governed by and construed in accordance with the laws of England and Wales and any dispute will be subject to the exclusive jurisdiction of the courts of England and Wales.

Our permitted business is non-regulated mortgages.

A Privacy Notice has been issued by the Broker to the Client separately from the Agreement, further details of which (and a copy of the same) is available upon request. Being transparent and providing accessible information to individuals about how the Broker will use the Client’s personal data is a key element of the General Data Protection Regulation (GDPR).
